Homes for saleAll 40 communitiesPark Houses is a group of about ten detached contemporary homes on Seabluff Drive by Concert Park. They were built in 2005 and share one association, Park Homes and Lofts, with The Lofts condo building next door at 13020 Pacific Promenade.

Monthly costs and fees
About $609 a month for the Park Homes and Lofts association, shared with The Lofts. The $375 master fee covers basic Hotwire cable and internet, the CenterPointe Club and The Resort (gyms and pools), the parks, playgrounds and courts, and 24/7 community security; the beach shuttle is funded separately. Phase I homes also pay Mello-Roos (CFD No. 4) with the property tax bill. It is based on square footage, can rise up to 2% a year, and is expected to end in 2031 when the bonds are paid off. Owners here pay for water separately. When a home sells, a 0.75% Community Enhancement Fee goes to Playa Vista Community Services, partly to help preserve the Ballona Wetlands. It is a cash closing cost that cannot be financed. Buyers sometimes take it on in a hot market, but most of the time I see it split between buyer and seller. I pull the current HOA budget before a client writes an offer.
What stands out at Park Houses
- About ten detached homes, built in 2005
- Private underground garage and elevator
- Rooftop decks and outdoor fireplaces
- Shares an association with The Lofts
Living at Park Houses
Each home is three levels with its own underground garage, an elevator up to the living floors, a front courtyard, an outdoor fireplace and a rooftop deck.
These rarely come up for sale. I represented the buyers on 6099 Seabluff here, so I know the homes and the association well.
Floor plans
Two plans of roughly 3,500 sq ft of living space, with more usable space on the roof decks.

Buying or selling at Park Houses?
I lived in Playa Vista for seven years and I still work here almost every day, from my office across from Concert Park. I can walk you through recent sales, which units hold their value best and what to look for in the HOA documents.
