Homes for saleAll 40 communitiesHayden is a large, newer building at 12655 Bluff Creek Drive in Phase II, below the bluffs and close to The Resort, The Lawn and Runway. It mixes condos with rental apartments, so you will see both for-sale and for-lease listings at the same address.

Monthly costs and fees
Up to about $565 a month in recent listings. The $375 master fee covers basic Hotwire cable and internet, the CenterPointe Club and The Resort (gyms and pools), the parks, playgrounds and courts, and 24/7 community security; the beach shuttle is funded separately. Phase II homes do not pay Mello-Roos. Owners here pay for water separately. When a home sells, a 0.75% Community Enhancement Fee goes to Playa Vista Community Services, partly to help preserve the Ballona Wetlands. It is a cash closing cost that cannot be financed. Buyers sometimes take it on in a hot market, but most of the time I see it split between buyer and seller. I pull the current HOA budget before a client writes an offer.
What stands out at Hayden
- Built in 2017, one of the newer buildings in Playa Vista
- Phase II, so no Mello-Roos
- Two assigned parking spaces and in-unit laundry
- Some price-controlled units with buyer income limits
Living at Hayden
Homes are mostly one and two bedrooms with open layouts, big windows, in-unit laundry and central air. Parking is two assigned spaces in the secured garage, and some units come with extra storage.
The building has courtyards with grills and seating, a small private park and a long list of shared amenities, and owners also get the CenterPointe Club and The Resort through the master association. Some condos here are sold as price-controlled units, which come with income limits for buyers and limits on resale. If you are looking at Hayden, I check the deed restrictions on the specific unit first.
Floor plans
Mostly one- and two-bedroom flats. Ask me for floor plans on a specific unit.

I lived in Playa Vista for seven years and I still work here almost every day, from my office across from Concert Park. I can walk you through recent sales, which units hold their value best and what to look for in the HOA documents.
