Redondo Beach Real Estate and Neighborhood Guide

South Bay Neighborhood Guide

Redondo Beach

A harbor, a pier and Riviera Village, with more choices than its neighbors.

Free Buyer’s GuideFree Seller’s Guide

Redondo Beach gives you the beach-city life for less than Manhattan or Hermosa, and with more range. South Redondo runs from the pier and King Harbor down to Riviera Village, with houses on the Avenues and condos along the water. North Redondo, inland, is newer townhomes, family streets and the “lanes,” a grid of townhome streets named after industrialists like Rockefeller and Vanderbilt.

Over the last year, Redondo houses sold for a median of $1,749,000 and condos and townhomes for about $1,355,000. This is where I have done the most business in the South Bay.

How fast homes sell, and for how much

Homes that sold in the first 30 days averaged 101.2% of asking. After 120 days, 96.2%.

Houses vs. condos

Houses sell for about $1,018 a square foot here, condos and townhomes for about $750.

Redondo Beach values, block by block

Redondo prices swing by neighborhood and by product. Condos on Camino Real sold for a median of about $670,000, townhomes on North Redondo’s lanes for about $1.65M, and houses on Gertruda Avenue, a few blocks from the water in South Redondo, for about $3 million. One surprise: North Redondo condos and townhomes sold for more than South Redondo’s ($1.43M versus $1.28M), because so many of them are newer, larger townhomes.

Renting in Redondo Beach

Redondo is a busy rental market, mostly condos and townhomes: 532 MLS leases last year at a median of $4,700. Two-bedrooms leased for about $3,700 and three-bedrooms for about $5,495, and 77% of rentals leased. I have leased several Redondo homes for owners more than once.

Plenty of rentals never reach the MLS, so treat this as a strong sample, not a census. Information deemed reliable but not guaranteed.

Redondo Beach, area by area

South Redondo

From the pier and King Harbor south to Riviera Village and the Palos Verdes line, ZIP 90277. The Avenues, lettered A through I, run down toward the sand near the Village, and condos line Esplanade above the beach. Houses sold for a median of $2.23M and condos for about $1.28M.

North Redondo

Inland, east of Pacific Coast Highway, ZIP 90278. More townhomes than houses, newer construction, the lanes, and easy access to the 405, the Metro station on Marine Avenue and the South Bay Galleria. Houses sold for a median of $1.53M, townhomes and condos for about $1.43M.

Riviera Village

Technically part of South Redondo, but it deserves its own line: a few walkable blocks of shops, restaurants and coffee near the southern end of the beach, and the reason many of my buyers focus on the streets around it.

Where I eat in Redondo Beach

Redondo is where I go for seafood and a few neighborhood standbys:

Seafood

Quality Seafood

130 International Boardwalk, Redondo Pier

On the pier since 1953. Pick live crab or lobster from the tanks and have it steamed, with oysters shucked to order.

Poke

Jus' Poke

Pacific Coast Highway at Beryl Street

A family-run Hawaiian poke counter. Spicy or shoyu, both are right.

Halal

Al Hamra Halal Cafe

2515 Artesia Boulevard

Pakistani and Middle Eastern halal cooking: biryani, kebabs and nihari.

Buying and selling: what to know

Know which Redondo you are buying in. South Redondo near the Village and the Avenues prices very differently from North Redondo, and townhomes on the lanes compete with each other block by block.

For sellers, houses are scarce here, with about 1.6 months of supply. Townhome sellers face more competition, so pricing and presentation matter more.

Schools

Redondo Beach Unified serves the whole city, with Redondo Union High School. Elementary assignments depend on the address, so confirm the attendance area for any home you are considering.

Getting around

North Redondo has the Metro K Line's Redondo Beach station on Marine Avenue, with trains toward LAX and the E Line. The 405 runs along the north and east edges of the city, and Pacific Coast Highway connects South Redondo to Torrance and the Peninsula.
