This part of the city holds some of the oldest and most varied housing in Los Angeles. West Adams and Jefferson Park have Victorian, Craftsman and Colonial Revival houses from the late 1800s through the 1920s. Leimert Park was planned in the late 1920s with the Olmsted Brothers, and it is still a center of Black arts and culture. Up in Baldwin Hills and View Park, mid-century houses sit on curving streets with city views.

It is also one of the faster-moving markets in this guide, with houses selling in a median of about three weeks. This page uses the last 12 months of MLS sales and leases so you can see values street by street and pocket by pocket.

Where I eat in West Adams

A few places I go back to.

Food hall

Maydan Market

4301 W. Jefferson Blvd.

A food hall built around a wood-fired hearth, with Maydan's Middle Eastern dining room and counters for tlayudas, Thai barbecue and more. Good for a group that can't agree on dinner.

Pastrami

Johnny's West Adams

4327 W. Adams Blvd.

The old Johnny's pastrami stand brought back to life. Thick-cut, peppery pastrami on rye, and a half sandwich is plenty.

California soul

Alta Adams

5359 W. Adams Blvd.

Keith Corbin's California soul food: cornbread with honey butter, black-eyed pea fritters, oxtails and grits, and a strong weekend brunch.

Burritos

Sonoratown

Mid-City

Sonoran-style flour tortillas made in-house, with mesquite-grilled carne asada. Get the chivichanga.

Buying and selling: what to know

This is a competitive market for well-priced houses. About half of all listings sold, and homes that sold in their first 30 days averaged 101.2% of asking, so buyers should be ready to move quickly and come in with a clean offer. Older houses here often have original wiring, plumbing, foundations or unpermitted additions, so a thorough inspection, a sewer line scope and a permit check matter a lot. In an HPOZ, plan for design review on exterior changes.

For sellers, the first month matters most. Of the 690 listings that came off the market without selling, 480 were relisted and 220 of those sold, often for less than they would have at the start. Pricing and prep on day one make the difference.

Schools

West Adams, Leimert Park, Baldwin Hills, View Park and Windsor Hills are served by Los Angeles Unified, along with a number of charter and private schools. Assignments depend on the address, so confirm the attendance area for any specific home.

Getting around

Metro rail is a real advantage here. The E Line runs along Exposition Boulevard to Culver City, Santa Monica and downtown, and the K Line runs down Crenshaw with stations at Expo/Crenshaw, Martin Luther King Jr., Leimert Park and Hyde Park, continuing to Inglewood and the LAX transit center. The 10 freeway runs along the north edge, Culver City is a few minutes west, and USC and Exposition Park are a few minutes east.

“They managed to secure a huge credit that significantly offset our costs, which was such an incredible bonus.”

Questions buyers and sellers ask

Is View Park part of the City of Los Angeles?

No. View Park and Windsor Hills are unincorporated LA County, even with a Los Angeles mailing address. That means county services, the county sheriff and only the county's $1.10 per $1,000 transfer tax. Check the jurisdiction for any specific address.

Is there a transfer tax in West Adams and Leimert Park?

Yes. Most of this area is in the City of Los Angeles, where the combined city and county rate applies: $5.60 per $1,000 (city and county combined), plus Measure ULA on sales above $5.4 million.

How fast do homes sell here?

Fast when priced right. Over the last 12 months houses sold in a median of about 22 days, and homes that sold in their first 30 days averaged 101.2% of asking.

What should I look for in an older West Adams house?

Have the foundation, electrical, plumbing and sewer line inspected, check permits for any additions, and find out whether the home is in an HPOZ before you plan exterior changes.

What is the Inglewood Oil Field, and is drilling ending?

The Inglewood Oil Field sits in the Baldwin Hills, near Baldwin Hills, View Park and Culver City. LA County has voted to phase out drilling there, but the timeline has been tied up in legal challenges, so check the latest status if a home is near the field.

Can historic homes here get a property tax break?

Owners of qualifying historic homes in the City of Los Angeles can apply for a Mills Act contract, which can lower property taxes in exchange for maintaining and restoring the house. The city accepts applications once a year, so ask about it early if you are buying a historic home.

Is my building rent controlled?

In the City of Los Angeles, the Rent Stabilization Ordinance generally covers buildings with two or more units that got their certificate of occupancy on or before October 1, 1978. Single-family houses and condos are usually exempt from the rent cap under state law, though tenant protections still apply. Check the building's permit history before you buy an income property.
