Free Buyer’s GuideFree Seller’s Guide

This is the hill country of central Los Angeles. Baldwin Hills, View Park, Windsor Hills and Ladera Heights sit on the slopes around Kenneth Hahn State Recreation Area, with curving streets, big lots for the city and views that run from downtown to the ocean on a clear day. Leimert Park and Hyde Park sit just to the east on flatter ground, with Leimert Park Village at the center.

Most of the houses were built from the 1930s through the 1960s: Spanish and Traditional homes on the lower streets, and midcentury and ranch homes higher up. Culver City is minutes away, and the Metro K Line runs down Crenshaw Boulevard.

Baldwin Hills values, street by street

Street matters a lot here. Two homes a few blocks apart can sell hundreds of thousands of dollars apart because of the view, the lot and which side of a hill they sit on. These are median house prices on streets with five or more sales in the last year.

Baldwin Hills, area by area

Baldwin Hills

North of Stocker Street and west of Crenshaw. The upper streets, including the Baldwin Hills Estates and the "Dons" streets, have the biggest views and the highest prices in the City of LA part of the area. Village Green, a 1940s garden community of condos and a National Historic Landmark, sits at the northern edge. Houses sold for a median of $1.43M.

View Park and Windsor Hills

South of Stocker and west of Crenshaw, in unincorporated LA County. Wide streets, midcentury and Traditional homes, and many lots that look out over the city. Houses sold for a median of $1.10M, the most sales of any pocket here.

Ladera Heights

West of La Brea next to Kenneth Hahn park, also unincorporated. Larger homes on larger lots, close to Culver City and Fox Hills. The highest median in the area at $1.78M.

Leimert Park and Crenshaw Manor

East of Crenshaw. Leimert Park was planned in the late 1920s, with Spanish homes on tree-lined streets around Leimert Park Village, its plaza, cafes and music venues. Houses sold for a median of $1.05M.

Hyde Park

South of Leimert Park, east of Crenshaw. Smaller homes and the lowest prices in the area, with a K Line station on Crenshaw. Houses sold for a median of $750K.

Buying and selling: what to know

City or county matters. In the City of LA parts (Baldwin Hills, Leimert Park, Hyde Park) the transfer tax is $5.60 per $1,000, plus Measure ULA above $5.4 million. In unincorporated View Park, Windsor Hills and Ladera Heights it is the county rate of $1.10 per $1,000, and permits go through LA County instead of the city. Rent rules differ too: the city has its Rent Stabilization Ordinance, and unincorporated areas have the county's.

Hillside homes need a closer look. Many houses sit on slopes, so ask about retaining walls, drainage and foundations, and look at permits for any additions. Get a sewer line inspection on older homes.

The Inglewood Oil Field. The oil field sits in the middle of the Baldwin Hills. Some buyers care, many do not. If it matters to you, ask about the distance from the home and check the county's information on the field.

For sellers, the first month matters most: homes that sold in their first 30 days averaged 100.1% of asking, and of the 436 listings that came off the market without selling, only 138 sold after being relisted.

Schools

Most homes here are in Los Angeles Unified, with neighborhood schools, magnets and charters. Assignments depend on the exact address, so check any home with LAUSD's school finder before you write an offer.
