Porter Ranch
Newer hillside communities at the top of the Valley, with what homes actually sold for
Free Buyer’s GuideFree Seller’s GuidePorter Ranch sits at the northwest corner of the Valley, against the Santa Susana Mountains. It is one of the newest parts of the City of Los Angeles: much of it was built from the 1990s on, in planned communities, many of them gated, with HOAs, parks and trails, plus the Porter Ranch Town Center for shopping. The older blocks south of the 118 are more traditional single-family streets.

Buying and selling: what to know
In the newer communities, read the HOA documents closely and ask whether the home carries any Mello-Roos or other special tax, since that can add meaningfully to the monthly cost. Some buyers also ask about the 2015 Aliso Canyon natural gas leak at the storage facility above the neighborhood; the leak was sealed in 2016, and you can review the state's monitoring and the seller's disclosures during escrow.
For sellers, the first month matters most: homes that sold in their first 30 days averaged 99.9% of asking, and of the 193 listings that came off the market without selling, only 47 sold after being relisted.
