West Hollywood
Two square miles of condos, design and nightlife between Beverly Hills and Hollywood.
Free Buyer’s GuideFree Seller’s GuideWest Hollywood is its own city, incorporated in 1984, packed into about two square miles between Beverly Hills and Hollywood. It is the most walkable condo market in Los Angeles: the Sunset Strip and the hills on the north, Santa Monica Boulevard through the middle, and the Design District and Melrose to the south. It also has its own rent stabilization law, which matters for anyone buying a building or a unit with a tenant.
Over the last year, West Hollywood condos sold for a median of $960,000 and houses for about $2,348,525. It is a buyer’s market right now, with more than 8 months of supply.

West Hollywood market snapshot
West Hollywood is one of the slowest markets I track right now, and that is an opportunity for buyers. Only about 36% of listings that came off the market sold, condos took a median of 36 days, and supply runs about 8.2 months. Homes that sold in their first month averaged 99.1% of asking; after that, buyers have real room to negotiate.
What happened to every listing
593 listings came off the market without selling. 412 of them (69%) came back with a new listing, and 121 of those sold.
How fast homes sell, and for how much
Homes that sold in the first 30 days averaged 99.1% of asking. After 120 days, 95.3%.
Houses vs. condos
Condos sell for about $757 a square foot, houses for about $1,245.
City of West Hollywood (ZIP codes 90069, 90046 and 90048), houses and condos priced $450,000 and up, listed through TheMLS, October 21, 2025 to October 21, 2026. Sold counts exclude sales recorded off the MLS. “Relisted” means a listing was canceled, expired or withdrawn and the same home was listed again during the period; a home relisted more than once counts each time. Buying and selling: what to know
Buyers have leverage in West Hollywood right now, so use it, but read the HOA documents closely. Many buildings date to the 1960s and 1970s, and seismic retrofits, special assessments and rental rules vary a lot from one building to the next.
For sellers, the first month is everything: homes that sold in their first 30 days averaged 99.1% of asking, and only about a third of all listings sold. Price it right from day one.

Schools
West Hollywood is served by Los Angeles Unified. Assignments depend on the address, so confirm the attendance area for any specific home.
Getting around
Santa Monica Boulevard and Sunset run east-west through the city, with Beverly Hills a few minutes west and Hollywood a few minutes east. The Metro D Line's new La Cienega station, a short drive south, connects to downtown, and the Westside is about 20 to 30 minutes away.

Questions buyers and sellers ask
Is West Hollywood its own city?
Yes. West Hollywood has been its own city since 1984, with its own rent stabilization ordinance. Parts of ZIP codes 90069, 90046 and 90048 are in the City of Los Angeles, so check the city for any address.
Is there a transfer tax in West Hollywood?
The city does not charge its own. Only LA County's $1.10 per $1,000 applies. Homes in the hills above Sunset are usually in the City of Los Angeles, where city taxes and Measure ULA apply.
Is West Hollywood a buyer's market?
Right now, yes. Over the last 12 months there were about 8.2 months of supply and only about 36% of listings that came off the market sold.
Is my unit covered by West Hollywood rent stabilization?
Most rental units in West Hollywood buildings built before mid-1979 fall under the city's rent stabilization ordinance, which has its own rules on rent increases, evictions and registration. Single-family homes and condos are treated differently under state law, so check the specific property with the city before you buy an income property.
Can I rent my place short-term?
West Hollywood heavily restricts short-term rentals, and many condo associations ban them too. Plan on long-term rentals only unless the city and the HOA documents clearly say otherwise.
Do older West Hollywood buildings need a soft-story retrofit?
Yes. West Hollywood has its own soft-story retrofit program for older wood-frame buildings with weak ground floors. If you are buying in an older condo or apartment building, ask whether the work is done and how it was paid for.
