Free Buyer’s GuideFree Seller’s Guide

Hermosa Beach is the smallest of the three beach cities, at about 1.4 square miles, and the most casual. Pier Plaza and the Strand are the center of town, and most of the city is within a mile of the sand. Housing runs from beach cottages and walk-street homes to two-on-a-lot townhomes, which in Hermosa often sell as condos.

Over the last year, Hermosa houses sold for a median of $2,650,000, and condos and townhomes for about $2,125,000.

Hermosa Beach values, block by block

In Hermosa, distance to the sand is almost everything. Houses on the blocks nearest the beach sold for a median of $4.74M, houses between there and Pacific Coast Highway for $3.1M, and houses east of PCH for $1.9M. The newer townhomes east of PCH often sell for more than the older houses around them.

Hermosa Beach, area by area

The beach blocks

The Strand, the walk streets and the first few blocks up the hill. This is where Hermosa's houses top out, at a median of $4.74M last year, and where you give up a yard for the ocean out front.

Between the beach and PCH

The hillside between the beach blocks and Pacific Coast Highway, with views from many upper floors and an easy walk down to Pier Plaza. Houses sold for a median of $3.1M and condos and townhomes for about $1.91M.

East of PCH

Quieter streets east of the highway, around Valley Park and up toward the Redondo line, including many newer townhomes. Houses sold for a median of $1.9M last year, the most affordable way into Hermosa.

Where to eat

Hermosa's Pier Plaza and Hermosa Avenue are packed with options. My favorite South Bay spots, including seafood on the Redondo Pier a few minutes south, are on my South Bay guide.

Buying and selling: what to know

Two-on-a-lot townhomes are a big part of Hermosa. Read the CC&Rs carefully: shared walls, shared driveways and how the two owners split repairs all affect value.

For sellers, the first month is the window. Homes that sold in their first month averaged 101.1% of asking.

Hermosa Beach City School District runs the K-8 schools (Hermosa Valley, Hermosa View and Hermosa Vista). For high school, Hermosa graduates choose between Mira Costa in Manhattan Beach and Redondo Union.

Getting around

Pacific Coast Highway runs through the middle of town, and the beach bike path connects Hermosa to Manhattan Beach and Redondo. Most people here walk or bike to the beach, Pier Plaza and Hermosa Avenue.
