Inglewood
SoFi Stadium, the Forum and the Intuit Dome, with houses still priced below most of the Westside
Free Buyer’s GuideFree Seller’s GuideInglewood is its own city, between Westchester, Ladera Heights and South LA, a few minutes from LAX. The area around Hollywood Park has changed fast, with SoFi Stadium, the Intuit Dome and the Kia Forum within a short walk of each other, and the Metro K Line stopping downtown.
Away from the stadiums, most of Inglewood is quiet streets of 1920s to 1950s houses, from Spanish bungalows in the north to midcentury homes in Morningside Park. Prices are still well below Culver City and Westchester, which is why many buyers start here.

Buying and selling: what to know
Know the flight path. Parts of Inglewood sit under the approach to LAX. Visit at different times of day, ask whether the home went through the LAX soundproofing program, and check the title report for any avigation easement.
Event days. Homes close to SoFi, the Forum and the Intuit Dome see traffic and parking restrictions on game and concert days. Some owners like the energy and the rental demand. Check which permit parking zone the home is in.
Rental rules. Inglewood has its own rent control and tenant protection rules on top of state law. If you are buying a rental, confirm the current rules and the rents in place with the city before you close.
For sellers, the first month matters most: homes that sold in their first 30 days averaged 100.5% of asking, and of the 188 listings that came off the market without selling, only 53 sold after being relisted.
