Buying and selling: what to know
In the Valley, the same budget can buy very different houses depending on which side of Ventura Boulevard you are on, how close you are to the freeway, and whether the lot is flat or hillside. Pools, additions and ADUs are common here, so permit history matters.
For sellers, the first month is the window: homes that sold in their first 30 days averaged 101.7% of asking, and homes that sat past 120 days averaged 97.5%.

Schools
North Hollywood is in Los Angeles Unified, which runs many affiliated charter and magnet schools in the Valley. Assignments depend on the address, so confirm the attendance area for any specific home. The area also has well-known private schools.
Getting around
North Hollywood has the Valley's best transit: the North Hollywood station is the end of the B Line subway to Hollywood and downtown and the start of the G Line across the Valley. The 170 and the 101 run along its edges.

Questions buyers and sellers ask
Is North Hollywood part of the City of Los Angeles?
Yes. Neighborhoods of the San Fernando Valley like this one are part of the City of Los Angeles, so city rules apply, including the city transfer tax, Measure ULA on sales above $5.4 million and the rent stabilization ordinance for older apartments.
How much do houses cost in North Hollywood?
Over the last 12 months the median house sold for $985,000, about $664 a square foot, and the median condo for $657,500.
How fast do homes sell in North Hollywood?
The median house sold in 18 days, with about 4.4 months of supply.
Is North Hollywood under the Burbank airport flight path?
Some streets on the east side of North Hollywood hear planes from Hollywood Burbank Airport. Noise varies by block, so visit at different times of day.
Is my building rent controlled?
In the City of Los Angeles, the Rent Stabilization Ordinance generally covers buildings with two or more units that got their certificate of occupancy on or before October 1, 1978. Single-family houses and condos are usually exempt from the rent cap under state law, though tenant protections still apply. Check the building's permit history before you buy an income property.
Can I add an ADU in North Hollywood?
In most of the City of Los Angeles you can add an ADU, and often a junior ADU, to a single-family lot, and state law limits how much a city can restrict them. Hillside lots, substandard streets, fire zones and HPOZs can add limits, so have the lot reviewed before you count on the extra unit.
