West LA Neighborhood Guide
Westwood
UCLA, the Village and the Wilshire Corridor, with quiet streets of 1930s homes in between. See Wilshire Corridor condo prices by building.
Free Buyer’s GuideFree Seller’s GuideWestwood is the City of Los Angeles neighborhood built around UCLA. It has three very different ways to live: the 1920s and 1930s houses on the quiet streets north and south of Wilshire, the condo buildings near campus and Westwood Village, and the high-rise towers of the Wilshire Corridor.
Over the last year, Westwood houses sold for a median of $2,910,000 and condos for about $1,058,500. For condo buyers, it is one of the best-value spots on the Westside right now.
Updated October 2026

Westwood market snapshot
Westwood is two markets. Houses move: the median house sold in 15 days, often at full price. Condos are slower, with about 7.2 months of supply and a median of 41 days, and the high-rise towers on the Wilshire Corridor are the slowest of all. That is good news for condo buyers who are patient.
What happened to every listing
555 listings came off the market without selling. 377 of them (68%) came back with a new listing, and 104 of those sold.
How fast homes sell, and for how much
Homes that sold in the first 30 days averaged 101.7% of asking. After 120 days, 92.5%.
Houses vs. condos
Houses sell for about $1,200 a square foot here, condos for about $682.
Westwood (TheMLS Area 5, Westwood and Century City, ZIP codes 90024, 90025 and part of 90064), houses and condos priced $450,000 and up, listed through TheMLS, October 21, 2025 to October 21, 2026. Sold counts exclude sales recorded off the MLS. “Relisted” means a listing was canceled, expired or withdrawn and the same home was listed again during the period; a home relisted more than once counts each time. Renting in Westwood
Westwood is the busiest rental market in my guides after Santa Monica, with 774 MLS leases last year at a median of $4,500 a month. One-bedrooms ran about $2,985 and two-bedrooms about $4,295. UCLA keeps demand steady year round.

Westwood, area by area
The Wilshire Corridor
The line of high-rise condo towers along Wilshire Boulevard between Westwood and Beverly Hills, many with doormen, valet and city views. 117 sold last year at a median of $1.4M, but they took a median of 54 days with about 7.6 months of supply, so buyers have room to negotiate.
North of Wilshire
The streets between Wilshire, UCLA and Sunset, including the neighborhood near Westwood Village and the blocks toward Holmby Hills. Houses sold for a median of $3.65M, condos near campus for about $740K.
South of Wilshire
The blocks south of Wilshire toward Santa Monica Boulevard and Pico, with traditional houses on streets like Kelton, Comstock and Warner, and plenty of condo buildings. Houses sold for a median of $2.36M, condos for about $995K.
Buying and selling: what to know
Condo buyers have the upper hand right now, especially in the Wilshire Corridor towers. Use it, but read the HOA documents first: reserves, upcoming assessments, rental rules and parking vary a lot from building to building.
Houses are a different market. The median Westwood house sold in 15 days, and homes that sold in their first month averaged 101.7% of asking, so house buyers need to move quickly.

Schools
Westwood is in Los Angeles Unified, with Warner Avenue and Fairburn Avenue elementary schools, Emerson Community Charter middle school and University High School. UCLA also runs its own lab school. Attendance areas follow the address, so confirm before you buy.
Getting around
Westwood sits on Wilshire next to the 405. The E Line's Westwood/Rancho Park station is just south, and the D Line subway is coming: Westwood/UCLA and Westwood/VA Hospital are expected to open in 2027, which will connect Westwood to Beverly Hills, Century City and downtown. Metro also picked an underground rail line through the Sepulveda Pass in January 2026, still years from opening.
“He explained everything clearly and guided us through the home search, negotiations, and buying process with tremendous patience and care.”

Questions buyers and sellers ask
Is Westwood part of the City of Los Angeles?
Yes. Westwood is a City of Los Angeles neighborhood, so city rules apply, including the city transfer tax, Measure ULA on high-end sales and the rent stabilization ordinance for older apartments.
When does the subway reach Westwood?
Metro expects the D Line's Westwood/UCLA and Westwood/VA Hospital stations to open in 2027.
What is the Wilshire Corridor?
The row of high-rise condo towers along Wilshire Boulevard between Westwood and Beverly Hills, many with full-service lobbies. Over the last year they sold for a median of about $1.4 million.
Is Westwood good for investors?
It has one of the deepest rental pools on the Westside, with 774 MLS leases last year at a median of $4,500 a month. Check each building's rental rules first.
What should I check in a Wilshire Corridor condo?
Look at the HOA budget, the reserve study, any planned special assessments, the insurance policy and the last few years of board minutes. Older towers may have big projects coming, like elevator, plumbing or facade work, so ask before you commit.
Are balcony inspections required in Westwood condos?
State law requires condo associations to inspect elevated wood balconies and walkways, and repairs can lead to special assessments. Ask the HOA whether the inspection is done and what it found.
