Pasadena, Glendale and Burbank

Three cities at the foot of the San Gabriels and the Verdugos, with what homes actually sold for

Free Buyer’s GuideFree Seller’s Guide

Pasadena, Glendale and Burbank are each their own city, with their own school districts, police and city rules, which is a big part of why people move here. Pasadena has Old Pasadena, Caltech, the Rose Bowl and blocks of Craftsman bungalows. Glendale has the shopping along Brand Boulevard and quiet hillside neighborhoods like Rossmoyne and Verdugo Woodlands. Burbank has the studios, a small-town downtown and Hollywood Burbank Airport.

None of the three is in the City of Los Angeles, so Measure ULA does not apply. This page uses the last 12 months of MLS sales and leases so you can compare them side by side.

Buying and selling: what to know

All three cities are competitive for well-priced houses: the median house sold in about two weeks, and homes that sold in their first 30 days averaged 104% of asking. Buyers should be fully approved and ready to write a clean offer. Many homes here are older Craftsman, Spanish and mid-century houses, so check the foundation, electrical, sewer line and permits, and get an insurance quote early on hillside streets near the foothills.

For sellers, the first month matters most. Of the 1,190 listings that came off the market without selling, 787 were relisted and only 325 of those sold.

Schools

Each city has its own school district: Pasadena Unified, Glendale Unified and Burbank Unified. Assignments depend on the address, so confirm the attendance area for any specific home.

Getting around

The 134 ties the three cities together, with the 5 through Burbank, the 2 through Glendale and the 210 and 110 through Pasadena. The Metro A Line runs through Pasadena to downtown, Metrolink stops in Burbank and Glendale, and Hollywood Burbank Airport is minutes away from all three.

Questions buyers and sellers ask

Are Pasadena, Glendale and Burbank part of Los Angeles?

Which of the three is most affordable?

Over the last 12 months Burbank had the lowest house median, at about $1.3 million, versus about $1.55 million in Pasadena and $1.6 million in Glendale. Glendale had the lowest condo median, at about $695,000.

Does Pasadena have rent control?

Yes. Pasadena voters approved a rent control charter amendment in 2022. Glendale and Burbank have their own tenant protection rules too, so check with the city before you buy a rental property.

How fast do homes sell here?

Houses sold in a median of about two weeks, and homes that sold in their first 30 days averaged about 104% of asking.
