Culver City is its own small city in the middle of the Westside, with its own city hall, police, fire department and school district. It grew up around the movie studios, and Sony Pictures still sits on Washington Boulevard. Today daily life centers on a walkable downtown, the Metro E Line, parks along Ballona Creek and a food scene that keeps getting better. Homes range from 1920s Spanish houses and mid-century ranches to hillside view homes and condos, and over the last year homes in ZIP 90232 sold at a median of $2.1 million and in 90230 at about $1.1 million.

Culver City values, block by block

Culver City is small, but it is not one market. A few streets can mean a difference of millions. Over the last year, condos in Fox Hills on Green Valley Circle and Canterbury Drive typically sold for under $600,000. Townhome-style condos on Duquesne Avenue near downtown sold for about $1.34 million. Houses on Higuera Street by the Hayden Tract went for about $1.8 million, hillside homes on Wrightcrest Drive in Blair Hills for about $2.7 million, and houses on Keystone Avenue in Carlson Park for about $3.45 million. That is more than a six-times spread inside one small city, which is why I price every home off its own block, not a city-wide average.

Pockets of Culver City

Downtown and the Arts District. The Culver Steps, the Culver Hotel, the Kirk Douglas Theatre and a long run of restaurants along Culver and Washington Boulevards. Housing here is mostly condos, townhomes and newer mixed-use buildings, with the E Line a few minutes away.

Carlson Park and the streets near Sony. Tree-lined blocks of 1920s to 1940s Spanish and traditional houses within walking distance of downtown. These rarely sit on the market long.

Culver West and Lindberg Park. Quieter residential streets with mid-century ranches and remodels, close to parks and neighborhood schools on the west side of the city.

Blair Hills and Culver Crest. Hillside homes on the east side, many with views, close to Culver City Park and the Baldwin Hills Scenic Overlook.

Fox Hills. Condos and apartments near Westfield Culver City in 90230, and usually the most affordable way to own in Culver City.

Buying in Culver City: what buyers get wrong

“It’s part of LA.” It isn’t. Culver City has its own rules, its own transfer tax and its own school district, and some homes with a Culver City mailing address are actually in the City of Los Angeles. That changes your schools, your taxes and what you can build. I check every parcel before you write an offer.

“Waiting will get me a better price.” On the right house, it usually won’t. The homes that sold in their first month went for about 3% over asking. Where buyers do have room is on homes that have sat 60 days or more, and I track those closely.

“Every house can add an ADU.” Many can, but lot size, setbacks and utilities decide how much you can build. I bring in the right people to check before you commit.

Selling in Culver City: what to know

Price and presentation decide everything here. Homes that sold within 30 days averaged about 103% of the asking price, while homes that lingered past 120 days sold for about 96%, and more than four in ten listings came off the market without selling. The first two weeks matter most, so I prepare the home, price it to the data and launch it with a plan.

Sellers pay attention to the transfer tax. Culver City charges 0.45% on the first $1,499,999, then higher rates on the amount above $1.5 million, $3 million and $10 million, plus the county tax. Who pays it is negotiable. I’ll give you a net sheet with the real numbers before we list.

My work in Culver City

Culver City is one of the neighborhoods I work in most outside Playa Vista. It’s a short drive from my office, and I’ve represented buyers, sellers and landlords here, from Fox Hills condos to houses in 90232. They include:

Sales

  • 3635 Wesley Street, bought for $1,810,000 and later sold for $2,050,000
  • 10815 Pickford, $1,520,000
  • 11201 Segrell Way, $1,332,305
  • 6124 Buckingham Parkway #8, $582,000

Leases

  • 4194 Duquesne Avenue, $2,300 a month, representing the landlord three times
  • 3438 Vinton Avenue #8, $2,780 a month

Questions buyers and sellers ask about Culver City

Is Culver City part of Los Angeles?

No. Culver City has been its own city since 1917, with its own city council, police, fire department and school district. It sits in the middle of the City of Los Angeles, so some homes with a Culver City mailing address are actually in LA or unincorporated county. I check the parcel on every home.

What is Culver City known for?

The movie business. Sony Pictures Studios and The Culver Studios are both here, and the city still calls itself the Heart of Screenland. Today it’s also known for a walkable downtown, the Culver Steps, the Hayden Tract and one of the best restaurant scenes on the Westside.

What are the most popular neighborhoods in Culver City?

Carlson Park and the streets near downtown for older Spanish and traditional houses, Culver West and Lindberg Park for quiet residential blocks, Blair Hills and Culver Crest for hillside homes with views, downtown for condos and townhomes, and Fox Hills for the most affordable condos.

How much do homes cost in Culver City?

Over the last 12 months, homes with at least one bedroom and 750 square feet sold at a median of about $2,100,000 in ZIP 90232 and about $1,100,000 in 90230, where condos make up more of the sales. Prices vary a lot by street and by house versus condo, so ask me for comps on a specific home.

What are the schools like in Culver City?

Public schools are run by Culver City Unified School District, which is separate from LAUSD. School assignment depends on the exact address and some Culver City mailing addresses fall outside the district, so confirm with the district before you buy.

What are the transfer and property taxes in Culver City?

Culver City charges its own transfer tax by bracket: 0.45% on the first $1,499,999, 1.5% on the amount from $1.5 million to $2,999,999, 3% from $3 million to $9,999,999 and 4% above $10 million, plus Los Angeles County’s $1.10 per $1,000. The city adjusts the bracket thresholds every five years. LA City’s Measure ULA does not apply. Property tax is about 1.2% of the purchase price in most of the city once voter-approved bonds are included, and I check the exact rate on each parcel.

Is Culver City family-friendly?

Yes. Families come for the school district, parks like Culver City Park and Veterans Memorial Park, the Ballona Creek path and a downtown that is easy to walk with kids.

What is there to do in Culver City?

Walk or bike the Ballona Creek path, climb the stairs at the Baldwin Hills Scenic Overlook, catch a show at the Kirk Douglas Theatre, and spend an evening at the Culver Steps or in the Arts District galleries.

How easy is it to get around from Culver City?

The Metro E Line stops at Culver City Station, with trains to Santa Monica and downtown LA. The 10 and the 405 are on either side of the city, and LAX is usually about 20 minutes away outside rush hour.

Does Culver City have rent control?

Yes. Culver City has its own rent control and tenant protection ordinances that cover many apartment units. Single-family homes and most condos are generally exempt from the rent cap under state law, but tenant protections can still apply, so I review the rules for any home you plan to rent out.

Where should I eat in Culver City?

My favorites: Lonzo’s for Peruvian, Kismet Rotisserie, Father’s Office for a burger and a beer, Destroyer for brunch, Mensho, Ippudo or Afuri for ramen, Yunomi Handroll, The Brothers Sushi and Kusano for omakase. See the full list above.

Nearby areas

Culver City borders Mar Vista, Palms and Del Rey, with Playa Vista, Marina del Rey and Venice a short drive west. See all my West LA neighborhood guides.
