Avalon was one of the first condo buildings finished in Playa Vista, and it still has one of the best spots: on Pacific Promenade between Seawalk Drive and Kiyot Way, a short walk from the CenterPointe Club pool and gym and a block from Concert Park.

Monthly costs and fees
Up to about $600 a month in recent listings. The $375 master fee covers basic Hotwire cable and internet, the CenterPointe Club and The Resort (gyms and pools), the parks, playgrounds and courts, and 24/7 community security; the beach shuttle is funded separately. Phase I homes also pay Mello-Roos (CFD No. 4) with the property tax bill. It is based on square footage, can rise up to 2% a year, and is expected to end in 2031 when the bonds are paid off. Most Phase I condo HOAs include water. When a home sells, a 0.75% Community Enhancement Fee goes to Playa Vista Community Services, partly to help preserve the Ballona Wetlands. It is a cash closing cost that cannot be financed. Buyers sometimes take it on in a hot market, but most of the time I see it split between buyer and seller. I pull the current HOA budget before a client writes an offer.
What stands out at Avalon
- Gated lobby with secured parking under the building
- Gas fireplace and a grill-ready patio or balcony in most homes
- A minute from the CenterPointe Club pool and gym
- Same floor plans as Catalina on Runway Road
Living at Avalon
The building has an Italian look, a gated lobby and secured parking under the building, usually two spaces per home. Homes are on the smaller side, which keeps Avalon one of the easier ways to buy into Phase I.
Inside you get a gas fireplace, central air, dual-pane windows and a patio or balcony with a gas line for a grill. Most plans are one level; one plan is a two-level layout with a powder room. Avalon shares its floor plans with Catalina on Runway Road.

Buying or selling at Avalon?
I lived in Playa Vista for seven years and I still work here almost every day, from my office across from Concert Park. I can walk you through recent sales, which units hold their value best and what to look for in the HOA documents.
