Monthly costs and fees
Many house enclaves have their own small association on top of the master fee. Ask me for the current figure on a specific home.. The $375 master fee covers basic Hotwire cable and internet, the CenterPointe Club and The Resort (gyms and pools), the parks, playgrounds and courts, and 24/7 community security; the beach shuttle is funded separately. Phase I homes also pay Mello-Roos (CFD No. 4) with the property tax bill. It is based on square footage, can rise up to 2% a year, and is expected to end in 2031 when the bonds are paid off. Owners here pay for water separately. When a home sells, a 0.75% Community Enhancement Fee goes to Playa Vista Community Services, partly to help preserve the Ballona Wetlands. It is a cash closing cost that cannot be financed. Buyers sometimes take it on in a hot market, but most of the time I see it split between buyer and seller. I pull the current HOA budget before a client writes an offer.
What stands out at Matisse
- 31 detached homes, no two streetscapes alike
- Private yard and direct-access two-car garage
- Monogram and GE Profile kitchens
- Some homes look over the bluffs and protected creek
Living at Matisse
You will see Spanish tile roofs next to contemporary glass fronts next to Craftsman details. Every home is three stories with a direct-access two-car garage and a private yard.
Kitchens came with GE Profile and Monogram appliances, Italian cabinets and granite. Several homes on Bluff Creek Drive look out at the bluffs and the protected creek corridor, and those views do not get built over.

I lived in Playa Vista for seven years and I still work here almost every day, from my office across from Concert Park. I can walk you through recent sales, which units hold their value best and what to look for in the HOA documents.
