The Metro is the Art Deco building that wraps the curved end of Crescent Park, with a five-story tower and 121 homes. It is easy to spot and has its own following.
The Metro at a glance
Monthly costs and fees
Up to about $1,053 a month in recent listings. The $375 master fee covers basic Hotwire cable and internet, the CenterPointe Club and The Resort (gyms and pools), the parks, playgrounds and courts, and 24/7 community security; the beach shuttle is funded separately. Phase I homes also pay Mello-Roos (CFD No. 4) with the property tax bill. It is based on square footage, can rise up to 2% a year, and is expected to end in 2031 when the bonds are paid off. Most Phase I condo HOAs include water. When a home sells, a 0.75% Community Enhancement Fee goes to Playa Vista Community Services, partly to help preserve the Ballona Wetlands. It is a cash closing cost that cannot be financed. Buyers sometimes take it on in a hot market, but most of the time I see it split between buyer and seller. I pull the current HOA budget before a client writes an offer.

Living at The Metro
Every home is a two bedroom, either a one-level flat or a two-story townhome. Some two-story plans have double-height living rooms. Expect granite counters, travertine floors, gas fireplaces and media niches.
The building has a sundeck with hot and cold spas, courtyards with fountains, four elevator lobbies and two assigned parking spaces per home. Many units look over the park, the wetlands or the West LA skyline.
