Esplanade faces the CenterPointe Club pool and gym on Pacific Promenade, with Concert Park a short walk away. It is one of the original Phase I buildings, with 130 homes running along Kiyot Way, Seawalk Drive and Pacific Promenade.

Monthly costs and fees
Up to about $415 a month in recent listings. The $375 master fee covers basic Hotwire cable and internet, the CenterPointe Club and The Resort (gyms and pools), the parks, playgrounds and courts, and 24/7 community security; the beach shuttle is funded separately. Phase I homes also pay Mello-Roos (CFD No. 4) with the property tax bill. It is based on square footage, can rise up to 2% a year, and is expected to end in 2031 when the bonds are paid off. Most Phase I condo HOAs include water. When a home sells, a 0.75% Community Enhancement Fee goes to Playa Vista Community Services, partly to help preserve the Ballona Wetlands. It is a cash closing cost that cannot be financed. Buyers sometimes take it on in a hot market, but most of the time I see it split between buyer and seller. I pull the current HOA budget before a client writes an offer.
What stands out at Esplanade
- Courtyards shaded by sycamores, with fountains and barbecues
- Fireplaces and wrought-iron balconies in many homes
- Faces the CenterPointe Club pool and gym
- Mix of one-level flats and two-story townhomes
Living at Esplanade
The architecture is Mediterranean, with a tower, arched walkways and courtyards shaded by sycamores, each with fountains, seating and barbecues. Inside, many homes have a fireplace, a wrought-iron balcony and a computer nook or den.
The mix covers one-level flats and two-story townhomes. Building dues have been on the low end in recent listings, but I always confirm the current budget before a client writes an offer here.

I lived in Playa Vista for seven years and I still work here almost every day, from my office across from Concert Park. I can walk you through recent sales, which units hold their value best and what to look for in the HOA documents.
