Cleo is a series of small four-story buildings in Phase II with just three homes in each, one per floor, near The Lawn and Mason.

Monthly costs and fees
Up to about $1,035 a month in recent listings. The $375 master fee covers basic Hotwire cable and internet, the CenterPointe Club and The Resort (gyms and pools), the parks, playgrounds and courts, and 24/7 community security; the beach shuttle is funded separately. Phase II homes do not pay Mello-Roos. Owners here pay for water separately. When a home sells, a 0.75% Community Enhancement Fee goes to Playa Vista Community Services, partly to help preserve the Ballona Wetlands. It is a cash closing cost that cannot be financed. Buyers sometimes take it on in a hot market, but most of the time I see it split between buyer and seller. I pull the current HOA budget before a client writes an offer.

Living at Cleo
Every home is single level, with a private elevator, private garage and ceilings from 10 to 11.5 feet. Big folding glass doors open to decks that work as an outdoor room.
It is the closest thing to a house in a condo: no neighbors above or below you on the top and middle floors. The ground-and-second-floor plan adds a three-car garage.
