Catalina is the sister building to Avalon, with the same floor plans and finishes, but it sits on Runway Road, steps from the Runway shops and restaurants.

Monthly costs and fees
Up to about $620 a month in recent listings. The $375 master fee covers basic Hotwire cable and internet, the CenterPointe Club and The Resort (gyms and pools), the parks, playgrounds and courts, and 24/7 community security; the beach shuttle is funded separately. Phase I homes also pay Mello-Roos (CFD No. 4) with the property tax bill. It is based on square footage, can rise up to 2% a year, and is expected to end in 2031 when the bonds are paid off. Most Phase I condo HOAs include water. When a home sells, a 0.75% Community Enhancement Fee goes to Playa Vista Community Services, partly to help preserve the Ballona Wetlands. It is a cash closing cost that cannot be financed. Buyers sometimes take it on in a hot market, but most of the time I see it split between buyer and seller. I pull the current HOA budget before a client writes an offer.
What stands out at Catalina
- Many ground-floor homes have their own stoop and front door
- Gated building with secured parking below
- Gas fireplace and central air in every home
- Among the lower building dues in Phase I
Living at Catalina
The building is gated with secured parking below, usually two spaces per home. Many ground-floor homes open straight onto the street through their own stoop or porch, which gives those units a front door feel you rarely get in a condo.
Gas fireplaces, central air and a patio or balcony with a gas line come standard. Dues here have been among the lower ones in Phase I, which helps it work for first-time buyers and investors alike.
