Monthly costs and fees
Many house enclaves have their own small association on top of the master fee. Ask me for the current figure on a specific home.. The $375 master fee covers basic Hotwire cable and internet, the CenterPointe Club and The Resort (gyms and pools), the parks, playgrounds and courts, and 24/7 community security; the beach shuttle is funded separately. Phase I homes also pay Mello-Roos (CFD No. 4) with the property tax bill. It is based on square footage, can rise up to 2% a year, and is expected to end in 2031 when the bonds are paid off. Owners here pay for water separately. When a home sells, a 0.75% Community Enhancement Fee goes to Playa Vista Community Services, partly to help preserve the Ballona Wetlands. It is a cash closing cost that cannot be financed. Buyers sometimes take it on in a hot market, but most of the time I see it split between buyer and seller. I pull the current HOA budget before a client writes an offer.

Living at Icon
John Laing Homes built the first 36 starting in 2006. Lennar finished the remaining 26 in 2011, sold as Cielo, with similar sizes and layouts. Today the whole group goes by Icon.
Every home is three stories, in Contemporary, Spanish or Transitional styles, with garages from two cars up to four in a tandem setup. Floor plans vary a lot: some put the kitchen on the ground floor, others put it on the second floor with the bedrooms split above and below.
