Promenade sits directly across from Concert Park on Pacific Promenade, which makes it one of the most walkable addresses in Playa Vista. Many ground-floor homes have their own door to the street.

Monthly costs and fees
Up to about $839 a month in recent listings. The $375 master fee covers basic Hotwire cable and internet, the CenterPointe Club and The Resort (gyms and pools), the parks, playgrounds and courts, and 24/7 community security; the beach shuttle is funded separately. Phase I homes also pay Mello-Roos (CFD No. 4) with the property tax bill. It is based on square footage, can rise up to 2% a year, and is expected to end in 2031 when the bonds are paid off. Most Phase I condo HOAs include water. When a home sells, a 0.75% Community Enhancement Fee goes to Playa Vista Community Services, partly to help preserve the Ballona Wetlands. It is a cash closing cost that cannot be financed. Buyers sometimes take it on in a hot market, but most of the time I see it split between buyer and seller. I pull the current HOA budget before a client writes an offer.
What stands out at Promenade
- Directly across from Concert Park
- Courtyard garden with a stream and pond
- Two-story plans with a loft and media room
- Many first-floor homes open straight to the street
Living at Promenade
The four-story buildings wrap around a Japanese-style garden courtyard with a stream and pond. Every home has a patio or balcony, walk-in closets and laundry inside.
The two-story plans are the standouts, with a loft, a media room and room for a study. The one-level plans have real dining rooms, which is less common in condos this size.

Buying or selling at Promenade?
I lived in Playa Vista for seven years and I still work here almost every day, from my office across from Concert Park. I can walk you through recent sales, which units hold their value best and what to look for in the HOA documents.
