Wilshire Corridor Condos

Prices, HOA dues and how fast units are selling, building by building

Free Buyer’s GuideFree Seller’s Guide

The Wilshire Corridor is the run of high-rise condo towers along Wilshire Boulevard between Westwood Village and the Los Angeles Country Club. Most buildings have a doorman, valet, a pool and large floor plans, many with views to the ocean or downtown. You are minutes from UCLA, Century City and Beverly Hills.

It is also a market where pricing matters more than almost anywhere on the Westside. Right now there are more units for sale than buyers, so the numbers below are worth reading before you list or make an offer.

How the Corridor market is moving

Over the last 12 months 117 condos sold at a median of about $1.40 million, from about $470,000 to $7 million. Sellers got a median of 96.7% of their final asking price, and the typical sale took 54 days.

The harder number: only about 39% of listings actually sold. Around 180 listings expired or were pulled, and at today’s pace there are about 7.6 months of supply, which favors buyers. Units that sell are priced to the building’s recent sales from day one. Units that start high tend to sit, get relisted and sell for less.

Prices by building

Price per square foot ranges from under $600 to almost $1,500 depending on the building, the floor, the view and how updated the unit is. HOA dues often run $2,000 to $4,500 a month and usually cover doorman, valet, building insurance and some utilities, so compare what each fee includes.

What to check before you buy

The building, not just the unit. Ask for the HOA budget, reserve study, recent minutes and any planned special assessments. Older towers may be facing big projects like elevators, plumbing or facade work.

Insurance and financing. Some lenders will not lend in a building with low reserves, pending litigation or a high share of rentals. Confirm the building is approvable for your loan early.

Rules. Check pet limits, minimum lease terms and move-in rules before you commit.
