Free Buyer’s GuideFree Seller’s Guide

Chatsworth fills the northwest corner of the Valley, against the Santa Susana Mountains and the sandstone boulders of Stoney Point. It has some of the biggest lots in the City of Los Angeles, and parts of it are zoned for horses, so you see equestrian properties, trails and riding arenas alongside ranch-house tracts and newer townhome communities.

This page uses the last 12 months of MLS sales and leases so you can see what homes actually sold for, street by street.

Buying and selling: what to know

If you want horses, confirm the zoning and lot rules for the specific property before you buy, since not every big lot is zoned for them. Hillside lots toward the Santa Susana Mountains can be in state-mapped fire hazard zones, so get an insurance quote early. Some buyers also ask about the former Santa Susana Field Laboratory in the hills to the west, where cleanup is still underway; review the disclosures and the state's current information during escrow.

For sellers, the first month matters most: homes that sold in their first 30 days averaged 99.9% of asking, and of the 234 listings that came off the market without selling, only 55 sold after being relisted.

Getting around

The 118 runs along the north edge, and Topanga Canyon Boulevard heads south to Warner Center and the 101. The Chatsworth station connects to Metrolink, Amtrak and the Metro G Line, which runs across the Valley to North Hollywood.

“They managed to secure a huge credit that significantly offset our costs, which was such an incredible bonus.”
