Ranch houses, Sherwood Forest and Cal State Northridge, with what homes actually sold for

Free Buyer’s GuideFree Seller’s Guide

Northridge sits in the northwest Valley, built mostly in the 1950s through the 1970s around what is now Cal State Northridge. It is classic Valley living: single-story ranch houses on bigger lots than you find closer to the city, a lot of pools, and Northridge Fashion Center for shopping. Sherwood Forest, on the east side, is known for its big lots and mature trees.

This page uses the last 12 months of MLS sales and leases so you can see what homes actually sold for, street by street.

Buying and selling: what to know

Most Northridge houses are 50 to 70 years old, so check the foundation, electrical, plumbing, sewer line and permits, especially for added rooms and converted garages. Pools are common, so budget for an inspection there too. Buildings and foundations here went through the 1994 Northridge earthquake, so ask what repairs or retrofits were done.

For sellers, the first month matters most: homes that sold in their first 30 days averaged 100.8% of asking, and of the 188 listings that came off the market without selling, only 44 sold after being relisted.

Schools

Northridge is served by Los Angeles Unified, with a number of magnet and charter options nearby. Assignments depend on the address, so confirm the attendance area for any specific home.

Getting around

The 405, the 118 and Reseda Boulevard connect Northridge to the rest of the Valley, and the Northridge Metrolink station has trains toward Burbank and downtown. Westside commutes run over the 405 through the Sepulveda Pass.
