What Is My Home Worth? Free Home Valuation

Free Home Valuation

What is your home worth?

An honest value range built from local data and your actual home, not an online estimate

Free Buyer’s GuideFree Seller’s Guide

Online estimates cannot measure your upgrades, your light, what your home looks at, your yard or the age of your roof. I look beyond what sold on your street and deep into the local data and trends: what sat and why, how your home compares to each sale, and what buyers are paying for right now in your part of the neighborhood.

Send me the address below. I will put together an honest value range and the data behind it. No pressure and no obligation, whether you are selling this year or just want to know.

What Zillow says about its own estimates

Zillow publishes how accurate the Zestimate is. For homes in the Los Angeles metro area that are not listed for sale, its median error is 6.73%. On a $1.5 million home, that is about $100,000 either way, and that is the typical miss, not the worst one.

6.73%Median error, LA homes not on the market
39%Within 5% of the sale price
1 in 3Off by more than 10%
1 in 7Off by more than 20%

Zillow’s published accuracy for off-market homes in the Los Angeles-Long Beach-Anaheim metro area, as shown on zillow.com/zestimate, October 2026. Zillow’s estimates for homes already listed for sale are much closer, at a 1.98% median error in the LA metro, largely because they can lean on the list price.

That gap is why I price from hand-picked sales on your street, adjusted for the things an algorithm cannot see: your upgrades, your light and view, your yard, the age of your roof and systems, the layout and any unpermitted space.

How I put your number together

  • Every sale that matters, and the trends around it. The closest comparable sales from the last six to twelve months on your street and in your pocket of the neighborhood, adjusted for size, condition, upgrades, light, view, yard and lot, then checked against where local prices are heading.
  • What did not sell. Listings that sat or were pulled often say more about the ceiling than the sales do.
  • Today’s market. How fast homes are going right now, the sale-to-list ratio and how much competition there is in your price range.
  • Your home in person. If you want, I will walk through it and show you which updates are worth doing before a sale, and which are not.

Questions sellers ask

Is this free?

Yes. There is no cost and no obligation, whether you plan to sell this year or are just curious.

How is this different from an online estimate?

By Zillow’s own published numbers, the Zestimate for a Los Angeles-area home that is not on the market has a median error of 6.73%, only about 39% land within 5% of the eventual sale price, and about 1 in 3 miss by more than 10%. A value built from hand-picked comparable sales and local trends, adjusted for your upgrades, light, view, yard and the age of your roof and systems, is far more reliable.

How long does it take?

I will send you an honest value range and the data behind it as soon as I have pulled the comparable sales and local trends. A walkthrough can tighten the number.

Will you pressure me to list?

No. Plenty of people use the number to plan, refinance or decide whether to stay. I will tell you what the market says, even when the answer is to wait.
