Free Buyer’s GuideFree Seller’s Guide

Central LA is where the city’s classic 1920s neighborhoods sit between the Westside and Hollywood. Hancock Park and Windsor Square have the big Tudor, Spanish and Colonial Revival houses on wide lots, with Larchmont Boulevard’s shops a short walk away. Miracle Mile and Beverly Grove pack in Spanish duplexes and smaller houses close to Museum Row, The Grove and Cedars-Sinai, and Mid-Wilshire adds condos and some of the most affordable entry points in the area.

All of it is in the City of Los Angeles, and much of it is covered by historic preservation overlay zones. This guide uses the last 12 months of MLS sales and leases so you can see values street by street and pocket by pocket.

Central LA, area by area

Hancock Park, Windsor Square and Larchmont

Between Highland and Van Ness, from Melrose down to Wilshire. Hancock Park and Windsor Square have the largest lots and the grandest houses in Central LA, and Larchmont Village, north of Beverly, has smaller houses within a few blocks of the Larchmont Boulevard shops. 70 houses sold at a median of $3.1 million, about $1,076 a square foot, from about $1.1 million to $16.5 million, in a median of 21 days. Hancock Park and Windsor Square are both historic preservation overlay zones, so exterior changes go through design review.

La Brea-Hancock

The blocks between La Brea and Highland, north of Wilshire, on streets like Orange, Citrus, Mansfield and Highland itself. 25 houses sold at a median of about $1.82 million, and they moved fastest of any pocket here, in a median of 17 days.

Beverly Grove

West of Fairfax and north of Wilshire, close to Cedars-Sinai, the Beverly Center and the shops on Third Street. 65 houses sold at a median of about $2.64 million, about $1,000 a square foot, on streets like Lindenhurst, Drexel, Flores, Colgate and Laurel, with about 4.6 months of supply. 45 condos sold at a median of about $1.01 million, but condo supply was much higher, at about 11 months.

Miracle Mile and Fairfax

From Fairfax to La Brea on both sides of Wilshire, including Museum Row, Park La Brea, The Grove and the Original Farmers Market. 67 houses sold at a median of about $2.1 million in a median of 24 days, and the 39 that sold in their first month averaged 101.9% of asking. Supply was about 4.1 months, one of the tightest in the area.

Carthay and Picfair

South of Wilshire and west of Fairfax, including Carthay Circle and South Carthay, plus the blocks south of Olympic toward Pico. Mostly 1920s and 1930s Spanish houses. 24 houses sold at a median of about $1.81 million, in a median of 23 days, with about 4 months of supply.

Brookside, Fremont Place, Wilshire Park and Country Club Park

South of Wilshire between Highland and Western, from the gated streets of Fremont Place to the Craftsman and Spanish houses of Wilshire Park and Country Club Park. 38 houses sold at a median of about $1.54 million, from about $800,000 to $8.55 million. Only about a third of listings sold, but the 22 houses that sold in their first month averaged 104.1% of asking, so well-priced homes still drew a crowd.

East of Van Ness

North of Wilshire between Van Ness and Western, including Ridgewood-Wilton and St. Andrews Square. 19 houses sold at a median of about $1.33 million, a lower entry point to the Hancock Park area.

Mid-Wilshire

The condo and apartment blocks along and around Wilshire toward Koreatown. 36 condos sold at a median of about $662,500, the most affordable way into Central LA, while the 17 houses that sold took longer, with about 15 months of supply.

Where I eat around Hancock Park and Larchmont

A few places I keep going back to.

Sandwiches

Larchmont Village Wine, Spirits and Cheese

223 N. Larchmont Blvd.

A wine and cheese shop with a sandwich counter that draws a line at lunch. The homemade tuna with Emmental sells out most days.

Jewish deli

Mish

127 S. La Brea Ave.

Eric Greenspan's new take on the Jewish deli. Start with the Reuben, built on spiced pastrami fried in schmaltz, and the matzah ball soup.

Pizza

Apollonia's Pizzeria

5176 Wilshire Blvd.

A small Mid-Wilshire pizzeria with thin, crispy pies. Ask about the thick square pie, which feeds a crowd.

Buying and selling: what to know

Houses in Central LA sold quickly when they were priced right: the median house took 26 days, and homes that sold in their first 30 days averaged 100.4% of asking. Condos gave buyers more room, with about 9 months of supply. If you are buying in an HPOZ, factor in the design review for any exterior changes, and in older condo buildings read the HOA documents, reserve study and minutes before you commit.

For sellers, about 44% of listings that came off the market sold, and of the 598 that came off without selling, 404 were relisted and only 139 of those sold. The first few weeks matter most, so the price, the prep and the photos need to be right on day one.

Schools

Central LA is served by Los Angeles Unified. Third Street Elementary and John Burroughs Middle School serve much of Hancock Park and the surrounding blocks, and the area also has a number of well-known private and charter schools. Assignments depend on the address, so confirm the attendance area for any specific home.

Getting around

Wilshire, Beverly, Third Street and Melrose run east-west, and La Brea, Fairfax, Highland and Rossmore run north-south, with Hollywood just north and Beverly Hills just west. Metro's D Line extension opened in May 2026 with stations at Wilshire and La Brea, Wilshire and Fairfax, and Wilshire and La Cienega, connecting the area to Koreatown and downtown. The 10 freeway is a short drive south.

Questions buyers and sellers ask

What is an HPOZ, and does it affect my house?

A Historic Preservation Overlay Zone is a City of Los Angeles historic district. Hancock Park, Windsor Square, Miracle Mile, Carthay Circle, South Carthay, Wilshire Park, Windsor Village and Country Club Park all have one. Exterior changes visible from the street, like windows, additions and some landscaping, go through a design review, so check the rules before you plan a remodel.

Is there a transfer tax in Hancock Park and Miracle Mile?

Yes. These neighborhoods are in the City of Los Angeles, so the combined city and county rate applies: $5.60 per $1,000 (city and county combined), plus Measure ULA on sales above $5.4 million.

Which pocket is the most competitive?

Houses in Miracle Mile, Carthay and Beverly Grove had the tightest supply over the last 12 months, about 4 to 4.6 months, and La Brea-Hancock houses sold fastest, in a median of 17 days. Mid-Wilshire houses and Beverly Grove condos were the slowest, with more than 10 months of supply.

Is Central LA a buyer's market?

It depends on the property. Houses had about 5.8 months of supply and sold fast when priced right, which is closer to balanced. Condos had about 9 months of supply, which gives buyers more room to negotiate.

Can historic homes here get a property tax break?

Owners of qualifying historic homes in the City of Los Angeles can apply for a Mills Act contract, which can lower property taxes in exchange for maintaining and restoring the house. The city accepts applications once a year, so ask about it early if you are buying a historic home.

Are parts of Miracle Mile in a methane zone?

The City of Los Angeles maps methane zones and methane buffer zones, and you can look up any address on ZIMAS, the city's zoning map. New construction and major additions in those zones need a methane mitigation system, which adds cost to a build, so check before you plan one. Parts of Miracle Mile, near the La Brea Tar Pits, are in mapped methane areas.

Is my building rent controlled?

In the City of Los Angeles, the Rent Stabilization Ordinance generally covers buildings with two or more units that got their certificate of occupancy on or before October 1, 1978. Single-family houses and condos are usually exempt from the rent cap under state law, though tenant protections still apply. Check the building's permit history before you buy an income property.
