Beverly Hills and Century City

The flats, the hills, Beverly Hills Post Office and the Century City towers, with what homes actually sold for

Free Buyer’s GuideFree Seller’s Guide

Beverly Hills is really three markets that share a famous name. The City of Beverly Hills, its own city since 1914 with its own schools and police, runs from the flats between Wilshire and Sunset up into Trousdale and the hillside streets above. Beverly Hills Post Office sits in the canyons past the city line, with a 90210 address but City of Los Angeles services and schools. Century City, next door to the southwest, is a cluster of condo towers and offices inside the City of Los Angeles.

This guide covers all three, using the last 12 months of MLS sales and leases, so you can see what homes sold for street by street and building by building, how long they took, and where buyers have room to negotiate.

Beverly Hills values, street by street

House prices in the city climb as you move north and west. Carson Road and Almont Drive on the east side sold for medians of about $2.2 million and $3.6 million. Palm Drive came in around $5.1 million, and the streets between Santa Monica Boulevard and Sunset, like Elm, Maple, Canon and Crescent, ran from about $10.9 million to $19.7 million. North of Sunset, Carla Ridge had the most house sales of any street, at a median of about $12.2 million.

Median house price by street

Median of house sales of $450,000 and up in the City of Beverly Hills, last 12 months. Four to eight sales per street. Long streets like Canon, Camden and Rodeo cross Wilshire or Santa Monica Boulevard, so their medians mix both sides.

Condos run from about $1.24 million on Oakhurst Drive to $1.6 million on Swall Drive, the busiest condo street with 19 sales. Newer buildings on Palm Drive pushed its median to about $3.9 million, and the Wilshire Boulevard high-rises sold for about $5.9 million.

Median of condo sales of $450,000 and up in the City of Beverly Hills, last 12 months. Four to nineteen sales per street.

Renting in Beverly Hills and Century City

533 leases were signed in the City of Beverly Hills over the last 12 months, at a median of $6,000 a month, and about half of the rentals that came on the market leased. Century City ran higher, at a median of $8,450 across 111 leases, and about three out of four leased. In Beverly Hills Post Office, where most rentals are houses, the median was $15,000 a month. The City of Beverly Hills has its own rent stabilization rules, separate from the City of Los Angeles, so check which apply before you sign or buy an income property.

Beverly Hills and Century City, area by area

The flats, between Wilshire and Sunset

The part of Beverly Hills most people picture: a grid of wide residential streets from Doheny Drive at the West Hollywood line west toward the Los Angeles Country Club, with the Golden Triangle shops along Rodeo, Canon and Beverly Drive at the south end. 58 houses sold here at a median of $9.5 million, about $1,830 a square foot, from about $2.1 million to $30.3 million. They also moved fastest: a median of 23 days, and the 32 that sold in their first month averaged 100.9% of asking. 62 condos, mostly on the east side near Doheny and Burton Way, sold at a median of $1.68 million.

North of Sunset and Trousdale

Above Sunset the lots get bigger and the streets climb into the hills: Trousdale Estates, Carla Ridge, Wallace Ridge, Loma Vista and the streets toward the city line. 58 houses sold at a median of about $11.3 million, from $4.7 million to $47.75 million. This is the slowest part of the city, with about 12 months of supply and only a third of listings selling, so pricing and patience matter more here than anywhere else in Beverly Hills.

South of Wilshire

Smaller lots, duplexes and condo buildings on streets like Reeves, Swall, Spalding, Rexford and El Camino, walking distance to the Golden Triangle and still inside Beverly Hills Unified. It is the most competitive part of the city: 41 houses sold at a median of $4.05 million in a median of 19 days, with only about 3.2 months of supply. 39 condos sold at a median of $1.44 million, but condo supply was much higher, at about 10 months.

Beverly Hills Post Office

The canyons above the city line, including Benedict Canyon, Coldwater Canyon, Beverly Drive, San Ysidro, Summitridge and Oak Pass, carry a 90210 address but are in the City of Los Angeles, with Los Angeles Unified schools and the city's transfer tax. 108 houses sold at a median of $3 million, from about $1.5 million on Westwanda Drive to about $5.7 million on Summitridge Drive. It was a slow year: about 16 months of supply and only about a quarter of listings sold. Much of this hillside area is in a state-mapped fire hazard zone, so get an insurance quote early in escrow.

Century City

Century City is mostly towers, from the 1960s buildings along Century Park East and Avenue of the Stars to newer high-rises like The Century and Park Elm at Century Plaza, with Westfield Century City and the office towers in between. 98 condos sold at a median of $1.87 million, about $950 a square foot, in a median of about 56 days, with about 5.9 months of supply. Since Century City is in the City of Los Angeles, sales above $5.4 million also pay Measure ULA, which matters in the newer towers.

Buying and selling: what to know

Buyers have room to negotiate in most of Beverly Hills right now, especially above Sunset and in Beverly Hills Post Office, where homes that sat past 120 days closed well under asking. The exception is south of Wilshire, where houses went fast and supply was tight. In condo buildings, read the HOA documents, the reserve study and the minutes before you commit, since dues, special assessments and rental rules vary a lot from one building to the next.

For sellers, the first month carries the most weight. Beverly Hills homes that sold in their first 30 days averaged 99.9% of asking, while those that sold after 120 days averaged about 91%. Of the 357 listings that came off the market without selling, 257 were relisted and only 80 of those sold, so getting the price and presentation right on day one saves time and money.

Schools

The City of Beverly Hills has its own school district, Beverly Hills Unified, with four K through 8 schools (Beverly Vista, El Rodeo, Hawthorne and Horace Mann) and Beverly Hills High School. Beverly Hills Post Office and Century City are served by Los Angeles Unified, even with a 90210 address in the hills. Assignments depend on the address, so confirm the attendance area for any specific home.

Getting around

Wilshire, Santa Monica Boulevard and Sunset run east-west through the area, with West Hollywood just east, Westwood and the 405 just west, and Century City a few minutes southwest of the Golden Triangle. Metro's D Line extension is building stations at Wilshire and Rodeo and in Century City at Constellation Boulevard; Metro has not posted an opening date yet. Coldwater Canyon connects the hills to Studio City in the Valley.

Questions buyers and sellers ask

Is Beverly Hills its own city?

Yes. Beverly Hills has been its own city since 1914, with its own school district, police and fire departments, and rent stabilization rules. Beverly Hills Post Office and Century City are part of the City of Los Angeles, so check the city for any address.

Is there a transfer tax in Beverly Hills?

The City of Beverly Hills does not charge its own. Only LA County's $1.10 per $1,000 applies. In Beverly Hills Post Office and Century City, the City of Los Angeles rate applies: $5.60 per $1,000 (city and county combined), plus Measure ULA on sales above $5.4 million.

Does a 90210 address mean Beverly Hills schools?

Not always. Beverly Hills Post Office uses the 90210 ZIP code, but it is in the City of Los Angeles and served by Los Angeles Unified. Only homes inside the City of Beverly Hills are in Beverly Hills Unified.

Is Beverly Hills a buyer's market?

Mostly, yes. Over the last 12 months there were about 8.5 months of supply in the city and only about 42% of listings that came off the market sold. South of Wilshire is the exception, with about 3 months of supply and houses selling in a median of 19 days.

Can I get fire insurance in Beverly Hills Post Office?

Some hillside streets in Beverly Hills Post Office and the hills above Sunset are in state-mapped Very High Fire Hazard Severity Zones. That affects brush clearance requirements, building rules and, most of all, insurance. Look up the address on the CAL FIRE map and get an insurance quote early in escrow, before your contingencies are up.
