Playa del Rey Real Estate and Neighborhood Guide

West LA Neighborhood Guide

Playa del Rey

A small beach town inside Los Angeles, between the Ballona Wetlands and the bluffs.

Free Buyer’s GuideFree Seller’s Guide

Playa del Rey is the quiet beach neighborhood south of Marina del Rey: a few blocks of shops and restaurants on Culver Boulevard, a wide, uncrowded beach, the Ballona Wetlands and Del Rey Lagoon, and a bluff above it all with views from the Santa Monica Mountains to Palos Verdes. It is part of the City of Los Angeles, but it feels like a small town.

It is personal for me, too. My family lived around the corner from Señor G’s on Napoleon Street for a few years, and I have been going there for almost 20 years. Over the last year, Playa del Rey houses sold for a median of $2,027,500 and condos for about $734,000.

Playa del Rey values, block by block

Most of Playa del Rey’s sales are condos on the bluff, where buildings on Falmouth Avenue, Manitoba Street and Redlands Street sold in the $650,000 to $750,000 range. Down by the beach it is a different market: houses on Rees Street sold for a median of about $3.7 million and on Vista del Mar Lane for about $3.4 million.

Buying and selling: what to know

Condo buyers have leverage right now. Playa del Rey condos took a median of 36 days to sell and supply ran about 7.3 months, so there is room to negotiate on price and credits. Read the HOA documents closely; many bluff buildings are 1960s and 1970s construction.

Sellers need to price for the market as it is. Homes that sold in their first month averaged 99.7% of asking, and only about half of all listings that came off the market sold.

Getting around

Culver Boulevard connects Playa del Rey to Marina del Rey and Culver City, Vista del Mar runs south along the beach to El Segundo, and LAX is about ten minutes away. The beach bike path runs through the neighborhood, and Playa Vista is just over the Ballona Creek bridge.

Questions buyers and sellers ask

Is Playa del Rey part of Los Angeles?

Yes. Playa del Rey is a neighborhood of the City of Los Angeles, so city rules apply, including the city transfer tax, Measure ULA and the rent stabilization ordinance for older apartments.

What is the difference between Playa del Rey and Marina del Rey?

Marina del Rey is unincorporated county land around the harbor, just north across the Ballona Creek channel. Playa del Rey is part of the City of Los Angeles, quieter, and mostly residential.

How fast do homes sell in Playa del Rey?

Over the last 12 months the median home sold in 32 days, condos in 36. Supply was about 6.1 months, among the highest on the Westside.

Is Westchester the same as Playa del Rey?

No. Westchester is the inland neighborhood next door (ZIP 90045), mostly postwar houses, while Playa del Rey (90293) is the beach and the bluff. See my Westchester guide for its market.

Is Playa del Rey in a tsunami or flood zone?

Parts of Playa del Rey near the beach, the Ballona Creek channel and the lagoon are in mapped tsunami hazard areas and some FEMA flood zones. Check the specific address on the state tsunami map and the FEMA flood map, and ask your lender about flood insurance.

Do I need a coastal permit to remodel?

Much of Playa del Rey is in the California Coastal Zone, so additions, rebuilds and some remodels need a Coastal Development Permit, which adds time. Check before you plan a project.
