South Bay Neighborhood Guide
El Segundo
A small town with its own schools and its own beach, minutes from LAX and Playa Vista.
Free Buyer’s GuideFree Seller’s GuideEl Segundo is a small city of about 17,000 people wedged between LAX, Manhattan Beach and the ocean. Its residential side, west of Sepulveda, feels like an old-fashioned small town: a walkable Main Street, tree-lined blocks of 1940s and 1950s houses and newer builds, its own school district and its own beach. East of Sepulveda is one of the biggest job centers in the South Bay.
Over the last year, El Segundo houses sold for a median of $2,025,000, and condos for about $967,000. Supply was barely more than a month of houses.
Updated October 2026

Where to eat
Main Street is the heart of town, with coffee, lunch spots and breweries within a few blocks. My favorite spots across the South Bay are on my South Bay guide.
Buying and selling: what to know
Houses here rarely sit. With about 1.2 months of supply, the median house sold in 10 days and 84% of house listings sold. Buyers should be ready to move, with a lender letter in hand.
Check the flight path and the refinery. Some blocks hear more LAX traffic than others, and the Chevron refinery sits at the south end of town. I walk my buyers through both before they fall for a house.

Schools
El Segundo has its own school district, El Segundo Unified, with El Segundo High School. Every home in the city is in the district, which is a big reason buyers pay a premium here.
Getting around
LAX is minutes away, and the 105 and the 405 meet at the city's northeast corner. The Metro K Line stops at El Segundo, Mariposa and Douglas, and the beach path runs south to Manhattan Beach.
