Marina del Rey wraps around North America’s largest man-made small-craft harbor, about four miles north of LAX. Most of it is unincorporated Los Angeles County, and the county owns the land, which shapes how homes here are bought, financed and sold. Over the last year, condos with a Marina del Rey address sold at a median of about $1.18 million and houses at about $3.1 million.

My work in Marina del Rey
I work out of Coldwell Banker’s office on Main Street, and in 2025 I was the #1 agent in the Coldwell Banker Venice and Playa Vista offices. The Peninsula is the part of the marina I know best.
Marina del Rey sales I’ve worked on include:
- 6 Fleet Street #304, $2,250,000
- 2 Ketch Street #202, bought for $1,220,000 and later sold for $1,850,000
- 13080 Mindanao Way #69, $1,180,000
- 4080 Glencoe Avenue #411, $923,000
- 13082 Mindanao Way #18, $825,000
- 4758 La Villa Marina #F, $725,000
Marina del Rey leases I’ve handled for owners and tenants include:
- 2 Ketch Street #202, $10,000 a month
- 4007 Ocean Front Walk, $9,200 a month
- 13080 Mindanao Way #18, $8,500 a month, representing the landlord three times
- 6 Fleet Street #304, $8,000 a month
- 3119 Via Dolce #109, $5,000 a month
- 3512 Pacific Avenue, $4,000 a month
Marina del Rey, pocket by pocket
Several places share the Marina del Rey name, and they run under different rules.
The Marina Peninsula
The strip of land between the ocean and the harbor channel, from Washington Boulevard south to the harbor entrance. About 3,000 people live here, in beach houses, duplexes and condos a short walk from the sand on one side and the channel on the other. Despite the Marina del Rey address, the Peninsula is in the City of Los Angeles and part of the Venice Neighborhood Council, so city rules, the city transfer tax and Measure ULA all apply.
Around the harbor
The county side: high-rise and mid-rise condos and apartments along Admiralty Way and Via Marina, many with boat slips below. Nearly all of it sits on county land under ground leases. Marina City Club, for example, holds 600 condos in three towers on a county lease that runs to July 29, 2067.
The Marina Arts District
East of Lincoln, around Glencoe Avenue and Maxella Avenue, is the Marina Arts District. It carries a Marina del Rey address but sits in the City of Los Angeles, so owners hold their land outright, the same as anywhere else in the city.
Most of it is modern, loft-style condo buildings from the mid-2000s on, with open plans, high ceilings, elevators and garage parking. Shops, restaurants and the movie theater around Maxella and Glencoe are within walking distance, which is rare on this side of town.
Mixed in are older townhome developments that are classed as condos but live like freestanding homes. Villa Marina East IV, at 13078, 13080 and 13082 Mindanao Way, is the standout: 146 two-story, Cape Cod-style homes built in 1980 behind a 24-hour guard gate, mostly two bedrooms of roughly 1,839 to 2,500 square feet, on private streets with a heated pool, two spas, and tennis and pickleball courts. HOA dues on a 2026 listing ran about $1,214 a month. I’ve sold and leased homes there, including at 13080 and 13082 Mindanao Way.
Loft and modern condo buildings in the district include:
| Building | Address | Homes |
|---|---|---|
| Del Rey Terrace | 4060 Glencoe Avenue | 96 |
| Indigo | 4050 Glencoe Avenue | 77 |
| Gallery Lofts | 4080 Glencoe Avenue | 100 |
| Del Rey Lofts | 4115 Glencoe Avenue | 52 |
| X67 | 4140 Glencoe Avenue | 67 |
| Element Lofts | 4141 Glencoe Avenue | 50 |
| Westend Lofts | 4215 Glencoe Avenue | 119 |

Local business spotlight: The Culver Marina Dental Group
I’ve been a patient of Dr. Pegah Ghassemi Bakhtiari, Dr. P, at the Culver Marina Dental Group for years. She’s a fantastic dentist, and I recommend her to anyone new to the area. The practice handles everything from cleanings and Invisalign to implants, and it’s a short drive from the marina on Washington Boulevard.

Marina del Rey market snapshot
Condos are most of the market here. Over the last 12 months, about half of the homes sold within their first 30 days on the market, close to asking.

|---|---|---|

The county area around the harbor is almost entirely condos and apartments, so most of these house sales are on the Peninsula and east of Lincoln.

Buying in Marina del Rey: what buyers get wrong
“We’re buying the land too.” On the county side, you’re usually buying a leasehold: the right to use the home until the county ground lease ends, not the land under it. Find the lease end date before you write an offer. Conventional lenders generally want the lease to run well past the end of the loan, often at least five years, and ground rent in the HOA dues can reset on a schedule.
“Marina del Rey means county rules.” Only the area around the harbor. The Peninsula and the communities east of Lincoln are City of Los Angeles, with the city transfer tax, Measure ULA, city permits and the city’s short-term rental rules. Confirm the jurisdiction for the exact address before you run the numbers.
“We’ll rent it out when we travel.” On the city side, Los Angeles allows short-term rentals only in your primary residence. On the county side, the rules come from the county, your building’s ground lease and the HOA. Read all of them before you count on rental income.
Selling in Marina del Rey: what to know
My listing results. Across my listings, homes have averaged 24.2 days on market and 101.56% of the asking price, and 71.6% have sold at or above asking within the first three weeks.
Transfer taxes. On the county side, a sale carries only the county’s $1.10 per $1,000. On the Peninsula and east of Lincoln, add the city’s $4.50 per $1,000, and for sales closing from July 1, 2026, Measure ULA adds 4% of the full price above $5.4 million and 5.5% at $10.9 million and up.
Lease paperwork up front. For a leasehold condo, have the ground lease, its end date and the current ground rent in hand before you list. It’s the first thing a buyer’s lender will ask for.
Schools
Marina del Rey is in Los Angeles Unified, though the county area has no schools of its own. Students are typically assigned to Westside Global Awareness Magnet or Coeur d’Alene Avenue Elementary, Marina del Rey Middle School and Venice High School. Confirm the assignment for the exact address with LAUSD.
Getting around
The Marvin Braude bike path runs along the beach and around the harbor. By car, the 90 starts at the edge of the marina, Lincoln Boulevard runs north to Venice and Santa Monica, and LAX is about four miles south. In summer the WaterBus links stops around the harbor.
Questions buyers and sellers ask
Is Marina del Rey part of the City of Los Angeles?
Most of it is not. The area around the harbor is unincorporated Los Angeles County, and the county owns the land. The Marina Peninsula and the condo neighborhoods east of Lincoln carry a Marina del Rey address but are in the City of Los Angeles.
Do you own the land when you buy a condo in Marina del Rey?
Usually not on the county side. Most homes around the harbor sit on county land under long-term ground leases, so you buy a leasehold interest that ends when the lease does. Marina City Club’s lease, for example, runs to July 29, 2067.
Can I get a mortgage on a leasehold condo in Marina del Rey?
Yes, but the lease term matters. Conventional lenders generally want the ground lease to run well past the end of the loan, often by at least five years. As the end date gets closer, financing gets harder and the buyer pool shrinks.
Does the LA mansion tax apply in Marina del Rey?
Not on the county side. Measure ULA applies only inside the City of Los Angeles, so it does apply on the Marina Peninsula and east of Lincoln: 4% above $5.4 million and 5.5% at $10.9 million and up, for sales closing from July 1, 2026.
What ZIP code is Marina del Rey?
90292. The same ZIP code also covers parts of Venice, including the Marina Peninsula, and a small part of Culver City.
What schools serve Marina del Rey?
Los Angeles Unified. The county area has no schools of its own, so students are typically assigned to Westside Global Awareness Magnet or Coeur d’Alene Avenue Elementary, Marina del Rey Middle School and Venice High. Confirm by address with LAUSD.
